University Heights was failing to reach even a 70% occupancy rate, and was on St. Louis’ “blacklist” for the previous four years due to major security concerns and substandard accommodations and amenities.
Under Hayman’s management, massive security overhauls and camera surveillance systems were implemented, the common areas and leasing center were fully renovated, and an outreach-marketing program with the university and surrounding neighborhood was executed to change perceptions of the property. Within two years, University Heights was removed from the university’s “blacklist”, and saw a 99% pre-leased occupancy rate, with a waiting list for new residents.
Icon on Bond
Grand Rapids, Michigan
2009-2013 Icon on Bond had suffered lengthy developer default and outstanding construction issues since its inception. These continuing problems, combined with an ineffective management team, contributed to Icon on Bond operating
at a negative operating income with no signs of improvement.
